What we run across the lifecycle.

Twelve disciplines, grouped into four clusters: pre-contract, live administration, payment defence, and final account. Each cluster delivered by chartered RICS personnel.

CLUSTER · 01 Pre-contract

Bid-stage protection & contract negotiation.

Catch the unenforceable clause before it's signed. Most commercial damage on a UK subcontract happens in the seven days before the contract is executed — not the 24 months after.

  • Cost planning & value engineeringPRE · 04
  • Procurement strategyPRE · 05
CLUSTER · 02 Live administration

Variation discipline & notice tracking.

Variations are won or lost in the first 72 hours after the instruction. We capture, value, and serve the notice within the contract window — every time.

CLUSTER · 03 Payment defence

HGCRA compliance & cash flow protection.

The Housing Grants Construction and Regeneration Act gives you statutory payment rights. Most subcontractors don't enforce them. We run the notice regime as your shadow.

  • Payment notice & pay-less notice monitoringPAY · 02
  • Smash & grab claim preparation (where required)PAY · 03
CLUSTER · 04 Final account

Final account strategy & retention release.

The final account is settled at the rate your records support. We arrive at month one with the substantiation already in place — not month 26 hoping to reconstruct it.

Two projects. One difference.

Same package, same value, same main contractor. One running with embedded commercial protection from day one, one without. The financial gap at final account is consistently in the £200K – £500K range.

Without protection

Variations rejected. EOTs late. Final account light.

Variations rejected — "insufficient contemporary records" cited as default
EWN windows missed — Relevant Events recharacterised as subcontractor delay
LADs applied with no carve-out, no mitigation, no challenge
Pay-less notices accepted without HGCRA compliance check
Final account settles at 60–70% of substantiated value
Retention withheld pending unresolved snagging disputes
33%

Every variation captured. Every notice on time.

Every variation captured contemporaneously — valued, substantiated, served
EWNs drafted within 24 hours of trigger event — never time-barred
LADs carved out for MC-caused delay — entitlement claimed and granted
Pay-less notices challenged within 7 days when non-compliant with HGCRA
Final account submitted at 95–105% of contract value, supported
Scott Schedule pre-prepared as adjudication-ready fallback

Four-step commercial protection deployment.

From your first call to your first month of operation. We can compress to two weeks for emergency intervention; standard mobilisation is three weeks.

01
Week 1 · Audit

Contract & project audit.

We review the executed subcontract, the current programme baseline, the existing records (or lack thereof), and any live variation/notice positions. Output is a written red-flag report — what's safe, what's exposed, what needs immediate action.

Week 2 · Systems

Records system deployment.

We deploy the daily site report template, the photographic protocol, the EWN tracker, the variation register, the document-control flow. We train your site team — typically one PM, two engineers, one document controller — on capture discipline before the next reporting day begins.
